From there, we put together a bespoke fee proposal for the services you need, throughout the project. These might include:

  • Strategic Brief Development, including legal, financial and timescale planning.

  • Concept design and feasibility studies

  • Design development and Planning

  • Technical design and building control approval

  • Tender and procurement and defining legal contractual arrangements

  • Construction and contract management, program and quality control

  • Handover and close, and arranging post-occupancy evaluation

The fees we charge are related the work we do - we can reduce or increase the scope of our services, but this also has an impact on the risk to you as the client.

In our experience, clients save on project costs by working with us to get the design right before starting construction, and avoiding changing things during the build. Very often it turns out that savings are greater than architect’s fees!

Absolute certainty on the overall cost of a project is very difficult to achieve. We can put mechanisms in place to help you manage your cost such as early estimates and well-planned designs. Minimising changes keeps cost controlled and putting aside a contingency sum helps to cope with unplanned occurrences.

This is the budget for the whole build.

 

Full Design Services

A rough guide to our architect’s fees. These are generally calculated as a fixed fee based on overall construction budget, and are paid in stages, as the work is completed, not all at once. Complexities such as listed building status, scope of the project, etc, all have an impact on our fees, so we provide a bespoke and detailed fee proposal for every new project that outlines our fees clearly.

  • £100k construction budget: 12-14%
    £200k construction budget: 11-13%
    £500k construction budget: 10-12%
    £1m construction budget: 9-11%
    >£2m construction budget: 7-10%

  • £200k budget: 9%
    £500k budget: 8%
    £1m budget: 7%
    >£2m budget: 4-6%
